Before purchasing a property, it is advisable to review the information available in these systems, as it may reveal potential issues or help clarify the conditions under which vacant plots can be developed or existing buildings extended.

GUIDE TO NAVIGATING ONLINE DATABASES

To study a plot’s data, you will need its parcel number (in Croatian katastarska čestica, abbreviated k. č.), the name of the settlement, or the exact address.

 

1) EXAMINATION OF CADASTRE AND LAND REGISTRY RECORDS

The process involves selecting the land registry search option, entering the settlement name and parcel number, and then reviewing the available sections of the registry extract. This provides an overview of ownership, property details, and any registered encumbrances.

 

You can download a free, unofficial PDF extract or request an official certified version for a fee. You can then view the property on the cadastral map by selecting the second menu option, where the parcel can be located either through text search or directly on the map, and its basic descriptive data will appear once selected.

 

You can also download an unofficial PDF cadastral extract and site plan showing the officially recorded buildings. The ownership data should generally match the land registry extract, but discrepancies can occur due to administrative or update delays, in which case the reason should be verified with the relevant authorities.

 

 

2.) MAPS, INFRASTRUCTURE AND ORTHOPHOTO ANALYSIS

You can locate the property either through text search or directly on the map; once selected, the familiar parcel details appear in the side panel. The platform also allows you to browse historical satellite imagery, older maps, and planned national infrastructure that may affect the area.

3.) ELECTRONIC BUILDING AND SPATIAL INFORMATION PORTAL

 

https://ispu.mgipu.hr/ - search for building regulations and for completed or ongoing permitting procedures related to the area, available in Croatian or English (the language can be changed via the settings icon in the right‑hand menu).

 

Selecting *“Lokacijska informacija”* allows you to identify the relevant spatial and urban plans that define the building regulations for the parcel. You can then review any past or ongoing permitting procedures in the area by opening the main menu and navigating to the permit registry, where procedures are displayed on the map by type and location.

 

After activating this menu group, you can click on individual procedures on the map using the “i” button, which reveals basic public information such as reference numbers and dates. For property purchases, the key document to look for is the valid occupancy permit, called Uporabna dozvola.

These steps provide a solid starting point for a preliminary property review, but any findings should always be confirmed with the relevant authorities.
